Why bother writing it down
Skunk problems tend to stretch over weeks: a first spray, a wildlife visit, a treatment, a smell that returns after rain, a second visit. By the end, few people remember which day the vent screen was found torn or which room was treated. A landlord deciding what to repair, an insurer asking whether damage is covered, or a provider trying to figure out why the smell came back all benefit from a clear timeline.
The record does not need to be elaborate. A page in a notebook or a note on a phone, kept up as things happen, is far more useful than a reconstruction months later.
How to build the record
Write down the first night
Date, approximate time, where the smell was strongest, and whether anyone saw the skunk. Memory fades fast; notes made the same day carry more weight.
Take dated photos
Photograph any digging, entry holes, damaged vents or skirting, window wells and affected items. Your phone's timestamp is usually enough.
Track the smell over time
Note when it gets worse: after rain, when the furnace runs, after cleaning. Patterns help providers find the source.
Log every contact
Calls and messages to a landlord, wildlife operator, odor provider or insurer, with dates and what was said.
Keep quotes and invoices
Save written quotes, scope descriptions and receipts together.
List what was discarded
Items and materials removed, with a photo before disposal where possible.

What to have ready for an insurer or landlord
- The incident log with dates
- Photos of the entry point and any physical damage, such as a torn vent screen or vapor barrier
- A list of personal items affected, with what was done to each
- Quotes or invoices for wildlife and odor work
- Notes on whether the smell has returned since treatment
- Your policy number or lease, with the relevant section marked
Common questions
Do I need to disclose a past skunk problem when selling?
Colorado sellers use standard disclosure forms that ask about known conditions. Whether a resolved skunk incident needs mention depends on the form and the facts; ask your real estate agent or attorney. A clear record of what was done helps either way.
